Who we are

Engineering that proves its sustainability.

B+Discern is a consulting and engineering company that builds sustainability into the BIM model and certifies the result. We write sustainability-data requirements into the EIR and BEP, check models at every stage gate, and hand over open-format data that keeps working through operation and refurbishment.

Around that we deliver green building certification (BREEAM, LEED, WELL, GRESB), Passivhaus and EnerPHit design, decarbonisation of existing buildings, whole life carbon, and ESG reporting under EU Taxonomy, CRREM, UKNZCBS, SECR and ESOS. Our consultants and experts will help you create a low or zero energy building, and verify that it performs.

The gap

Created for certification. Lost at handover.

Sustainability data is gathered for BREEAM, planning and ESG reporting. At handover it rarely sits in the model in a usable form, so each new user rebuilds it.

Reporting now asks for measured data: the UK Net Zero Carbon Buildings Standard needs twelve months of measured energy data, and investors and lenders ask for overlapping evidence through EU Taxonomy, GRESB and CRREM.

UKNZCBS, EU Taxonomy, GRESB, CRREM, SECR, ESOS, BREEAM and Passivhaus all draw on these same data structures.

Sustainability inside BIM

Sustainability requirements, carried by the model.

Written once in the client's brief, planned by the project team, held in the BIM model and checked at every stage gate, so the data is still there, and still usable, after handover.

Client brief (EIR): what is requiredDelivery plan (BEP): how the team delivers itBIM model: where the data lives

EIR = Employer's Information Requirements · BEP = BIM Execution Plan · IDS = Information Delivery Specification, a machine-checkable version of the requirements.

Follow one requirement

1The client brief (EIR) asks for it
2The delivery plan (BEP) says who provides it and when
3The model carries it
4An automated check verifies it
5The handover file keeps it

Example: refrigerant type recorded on every cooling unit.

The open standards already exist

IFC 4.3

Carbon properties built in.

ISO 22057

EPD data into BIM.

IDS

Requirements checked by machine.

COBie, Brick, Haystack, DTDL

Open handover formats.

B+Discern assembles, pins and checks them as one stack, so the record you receive carries carbon, energy, materials, circularity, performance and cost, created during delivery and maintained through the lifecycle.

How it works

Define it. Check it. Hand it over.

Define

Sustainability-data requirements written into the client's brief (EIR) and the team's delivery plan (BEP), so everyone knows what must be recorded and when.

Check

Every model validated automatically at each stage gate, with a pass/fail report and a fix list.

Hand over

Open formats (IFC, COBie, IDS, Haystack, Brick, DTDL) that work with your systems and create no vendor lock-in.

Services & pricing

Clear scopes. Indicative prices.

All work follows the LETI hierarchy: reduce energy use first, then fabric-first retrofit and system modernisation, then final optimisation of residual emissions and renewables. The bill is never a catalogue of disconnected items.

5-day BIM Sustainability Data Health Check

We check one existing project model and return a gap report within five working days. £1,000 launch price (standard £1,750–2,000), credited toward a pilot.
